This rowhome's flat roof sits under the framing of a rooftop deck, so every part of it had to be reached from underneath. We replaced damaged decking, fastened down tapered insulation to give the roof slope toward a new drain, and finished with a white single-ply membrane carried up the parapet walls.

A rowhome with a tiled roof deck and a view of the skyline. We lifted the deck, tore off the old roof and installed 60-mil white TPO over about 1,400 square feet, running it up and over the parapet walls, where older flat roofs most often leak. The deck went back down on the new roof.

The front of this rowhome is a steep shingled mansard, and its shingles were loose and sliding. We replaced ten joists and ten sheets of decking where the structure needed it, laid a high-temperature ice and water membrane made for metal roofs, and clad the mansard in 16-inch, 24-gauge matte-black standing-seam panels around the dormer windows. Black 5-inch seamless gutters finish the edge.

What We See on Philadelphia Roofs

Much of the city is rowhomes and twins, and many of them have a flat roof. Many now carry a roof deck, which means the roof has to be replaced around or under the deck, as on Fitzwater and Christian Streets. Parapet walls, the short walls between neighboring roofs, are where old flat roofs most often leak, so we carry the new membrane up and over them. Steep mansard fronts are the other constant: shingles on a slope that steep loosen and slide, and standing-seam metal is the long-term fix.

Can you replace my flat roof if I have a roof deck?
Yes. On Christian Street we lifted the deck, replaced the roof and put the deck back. On Fitzwater Street the deck framing stayed in place and we built the new roof beneath it.
Where do rowhome flat roofs usually leak?
At the edges: the parapet walls between neighboring roofs, and at drains. That is why we carry new membrane up and over the parapets and set new drains into tapered insulation that slopes water to them.
The shingles on my mansard keep slipping. What are my options?
A steep mansard is hard on shingles. On Front Street we replaced the structure where it needed it and clad the mansard in standing-seam metal, which is built for slopes that steep.
Do you handle the permit?
Yes. When the city requires a permit, we pull it, and it's shown on your invoice.
